When
programming is complete, we have defined the project and designed it verbally.
The next phase translates this information to graphic format. It begins schematically
and proceeds from the most general to the most specific. In the Schematic Design
phase, organizational relationships are extablished and systems are defined.
Performance and image concepts are developed. This phase is the foundation of
scope, quality, and budget.
Prior
to computer aided drafting and design, the Schematic Design phase had a clear
ending. At this milestone, the client made a formal approval of the project
to date. We then rolled up the Schematic Design paper drawings, took out clean
sheets, and started all over with the Construction Documents. Today, our progression
from Schematics to Construction Documents is seamless. There is continuous input
throughout the design process.
Construction
Documents are the specific instructions for building the facility and include
the plans and the Project Manual which clearly identify all project requirements
and contain:

General and Supplementary Conditions
Project Summary, Alternates, and Allowances
Definitions and Standards
Requirements for Schedules, Reports, and Payments
